![]() ![]() It is sometimes referred to as the recorded plat survey system, or the recorded map survey system. The lot and block survey system is a method used in the United States and Canada to locate and identify land, particularly for lots in densely populated metropolitan areas, suburban areas, and exurbs. Recorded Plat Survey System (Lot and Block Survey System) For example, an object to the East would have an absolute bearing of 90 degrees. The Bearing System uses degrees, minutes, and seconds for measurement and describes the angle between true north and an onjecy. Additonally, Metes and Bounds uses the Bearing System. Metes are a measure of length and bounds are boundaries. Metes and Bounds are a legal real estate land system used to describe irregular parcels and plated subdivisions. Quadrangles → Townships → Sections → Parts 2. Parts Sections can be broken down into parts.Sections: Townships are broken down into 36, 1-mile square sections (640 acres).Townships: Quadrangles are broken down into 16 townships, which are created by intersecting range lines and tier lines.Note, however, that quadrangle is not a legal term. Uses a "check " which corrects for curvature of earth. ![]() ![]() Quadrangles: Quadrangles are 24 miles on a side.(37 principal meridians in US) as starting points. The creation of the legal description for the Governmental Survey System is based on special longitude and latitude lines called principal meridians and base lines. This system created a checkerboard of identical squares using longitude lines (north/south) and latitude lines (east/west). The system was created by Thomas Jefferson in 1785. Government Survey System (Rectangular Survey System) Public Land Survey System (PLSS)Īfter the Revolutionary War ended, the United States Government needed a way to describe lands in the West to insure locating and selling. Recorded Plat Survey System (Lot and Block Survey System)ġ.Government Survey System (Rectangular Survey System or Public Land Survey System). There are three (3) major types of legal land descriptions used throughout the United States. There were some performance issues with the first release of the product, which have been resolved since migrating to Aurora RDS as the database since it provides a more efficient solution to deal with real-time, concurrent queries at scale. In order to buy and sell real estate, there must be in place a method whereby the property being sold can be accurately identified. The location-based search function works on more than 12 GB of spatial data, providing results in real-time. This functionality is implemented using spatial queries provided by PostGIS, which is a spatial database extension for PostgreSQL. Township Canada also provides location-based search where users can drop a pin on the map and get the associated legal land description, geographical coordinates, and postal address in return. In Township Canada, the search function works on more than 16 millions records and provides results in real-time. Full-text search is a resource-intensive operation that runs on the database side. One of the features that Township Canada provides is a Google like search interface - it gives users real-time recommendation as they type in their search term. I even shared a link with a few friends of mine and I got so much love from them :) Then I realized that this tool might be useful to other people who are dealing with legal land descriptions in their daily routine, so I decided to further develop its functionality and release it as a product. So I built a simple web app back in Summer of 2017, as a side-project, and started using it. The problem I had when I first started in the energy industry was how to easily convert the legal land descriptions into geographical coordinates and map them - I couldn't find an easy-to-use tool at the time. Now, many industries such as oil & gas and agriculture use legal land descriptions to identify their assets like wells, facilities, and land parcels. Legal land descriptions are based on survey grid networks that divide the country into equal-sized parcels of land. What is a legal land description? Any parcel of land in Canada can be located by its legal land description. I made a web app called Township Canada ( ), it's a simple tool that allows for searching, converting, and mapping Canadian legal land descriptions. ![]()
